Hi Villa owners: Congrats on getting possession offer letter . Good times about to begin. Should we be paying Registry charges now or shall we wait for BPTP to make the registry? Hi indiaspaces Sir: Whats the process of possession? Should we make full payment and then, wait for BPTP to handover physical possession to us? Please advise

Reply: most likely they would first send offer for possession with demand for all outstanding payments and only subsequently they would do registry and sunsequent possession.

Hi Tarun: How do you know that they are not providing NOC? I just went to BPTP and they confirmed that NOC will be given. For the benefit of other forum members, would be great if you can share the details

I fully agree with Mr. Tarun. @Nicky:- Have you got confirmation about NOC in writing from BPTP? Pl. try to get confirmation about anything in writing from BPTP you will get to know the ground reality.

Why not everyone has got the letter ! only a few of us? Does anyone know that why BPTP is giving letter to some of villa owners ..or if they are giving in a sequence..or what!! I havn't got the ltter till now while mine lies in F block.

BPTP has started the process of sending the posession letters ,it will be gradually disptached .After the allotee pays the demand requested ,BPTP will cross verify the details wrt documentation /pending amount if any .Then demand for regstery money will be raised .I believe without registery ,posession will not be given .

The possession offer will also have the demand for registry despoite the fact that BPTP will not get the registration done before Dec'12/Mar'13 as confirmed by their customer Care - Bhawna Puri in writing to us .......then why are they not issuing the NOC for physical possession .....? Is the offer for possession only for collecting money from us ......pls take care when handling BPTP

Delayed Penalty

As per the terms of builder buyer agreement Clause 8.1 and 8.3 , BPTP was suppose to deliver the Villa to within 3 years from the date of sanctioning of builder plan . The rate of penalty per clause 8.3 was fixed at Rs 24/- per meter per month. This agreement was executed in the month of February 2008 and I presume the date of building sanction plan would not have been far off this date. In event of this delay in possession (beyond 3 years) ,we should place a notice seeking penalty as per the builder buyer agreement.

Vikas G , I am hearing that since last 2 years .Without electricity/water/sewerage/OC and Roads ,don't expect registry this year as per the information I have . Regards Bhupesh

Forget Villas. BPTP is not giving physical possession and registry for plots where complete payment including stamp duty charges paid in Oct. 2012 itself.

mukesh ji,let me tell u..1.elec/water/sewage is available now.2 got oc for registered villas 3.no idea of refund for electrification and delayed penalty as they will offer registry only if u clear all dues and prices r appreciating on daily basis.

Dear Bhupesh There is no information on possession. Whereas road work is concerned I visited the site only on Saturday and taken some photos. You can see them. Tender for Water supply has been allotted but work has not yet started. Sewer work and electricity work on road side already in progress. Road will be completed within

Dear Bhallji cup board and wooden flooring in master bed room will be provided by the BPTP as per agreement. I have taken in writting that these items are pending. I want to complete the structure first (two additional room etc.) and wooden flooring and cup board will be installed as and when other wood work will be got executed.

CupBoard will be provided in all Villas ?Not sure but someone was telling that in 150 Sq yards Cupboard will not be provided .For additional rooms do we need clearance from HUDA ? Regards

Dear Garg G , Following are updates : 1.There is no commitment on possession yet ,I personally think don't expect this year . 2. They have started charging monthly maintainence ,when I raised objection was told that we have to pay as offer for possession had been given . 3. Since there is no electricity/water/roads/sewrage ,I don't know what is being maintained . Regards

After every week visit to BPTP office, Gurgaon I have received the NOC for Fit Out for Possession. If all the members are agreed than we should arrange a meeting with their Vice President or some responsible person to start the registry process so that we can start construction int the villa.

Registration charges has been increased w.e.f.1.4.2013. This company now again send a letter to all the villa owner to depsoit the enhanced registration charges. No one knows when the registry will be done by them, hence I have given them one advance cheque so that they can collect the money at that time without any further delay.

Garg G , With limited knowledge I have ,what I know that registeration charges applicable to us should be on basis of buyer's agreement if we are orginal buyers since 2005 2006 .And why should we suffer for delay in possession that causing to pay the diffrential ,any clue whats the diffrence amount Regards

Mr. Gsrg, can you please let us know whether the registration has been done in respect of the villa, the possession of which you have recently taken and whether they hae provided wooden cupboard in the master bed room. In my case, they are not providing wooden cupboard in the master bed room though it has been mentioned in the agreement. Regards KL Bhalla
