150 sq Yd
Hi, I would like to update that I recently got 150 sy villa in F block with a premium of 3.5 Lakh. Any idea if it would be livable till end of this year or early next year? Also, is the premium may increase?


Reply: I feel that premiums must have risen even now. it might be livable by next year. connectivity might be an issue.

5% of total value in multiples for each PLC[ 10% in case of villa over 24 mtrs road]
club membership charges (CMC) (optional) Rs 75000/-  per dwelling unit.
Utility connection  charges (UCC) Rs 15000/- per villa
interest free maintenance  security deposited (IFMS) @Rs 200/-per sq. yds.
maintenance charges (MC) on or before possession as may be levied by the maintenance agency at the relevant time
sinking fund (SF) on or before possession as may be levied by the maintenance agency at the relevant time
refundable contingency deposit ( interest free) to be paid before taking possession.(CD) as may be levied by the Maintenance agency at the relevant time.

The Purchaser has read and understand the above schedule of payment and agree to abide by the same and he/she has agreed and understood that timely payment of installments as aforesaid and other charges as mentioned in this agreement  are the essence of this agreement

I want to sell my under construction 350 sq yrd villa in F block. What is the premium that I could expect or should demand? Also do let me know if I should ask for extra EDC,IDC over and above the premium.

Reply: premiums are over and above all costs. last demand i checked was around 25 lakhs. though there are not many transactions that happen in this range.

When it comes to premium you are always conservative.In one of your comments you mentioned premium for 350 Sq Villa is 20-25 lacs but it is 25-30 lacs.

Reply: There are hardly any 350 sq yd villas and the ones which are available for resale would be numbered. people are free to quote anything and particularly those who are actually sellers. what matters are how much realistic and actual transactions are taking place. when market heads for ballooning, we normally stay away and advise others to be a little cautious rather than adding fuel to fire and feeling sorry when things settle down, would you buyy a 350sq yd villa at a 30 lakh premium ??

Reply: last i checked, asking price was in the range of 20-25 lakhs.

i got demand for my villa 150sq for the stage finish of kitchen. only possession is left. i would like to know what would be process of possession. what should we check during the same.

Reply: before possession another offer for possession would happen. checking the villa should also be done at that stage.

my 150 sq yd villa premium at g block is 15 lac(which is under construction). by year end it can go till 25 lac premium

Reply: I find it over-rated. G block never had that kind of prices of plots even. The access is also an issue in the block and even at 15 lacs, premium itself means 10000 psy.
