as per latest comments , Park Grandeura is still available for 1850psf. can you pls. confirm the total price of 3BHK flat. Also would like to know about project ORRIS at sector 85, Gurgaon.


Reply: availability is more in 2000 sq ft 3bh+s which needs a budget of around 45 lakhs all inclusive. sorry we dont handle or deal with orris.

I wanted to check with you on the status of Grandeura. How many families have shifted there. Since you are in touch with a lot of people, have you heard anything about these families experience. Also has the property seen any appreciation in the last 2 months.

Reply: it is not the appreciation but the demand and acceptance of the project that is picking up. to the best of my info families are in the process of taking possession and getting fitouts done.

Quite surprising they are asking for 1 yrs advance payment which is strictly not as per industry practice . It hould be Monthly charges 1 month advance or at Max qtrly . 1 complete yr is stagerring .........people have protested against this already

Reply: Not surprising though, there are developers like Unitech and many others which even charge for 2 years. However no harm representing.

what is the price of puri-pranayam D-block of 2257 sqfeet and how we compare the same with granduera in terms of value for money. For an end user which is preferrable choice.

Reply: grandeura bsp is around 1850 psf which is lower than pranayam. it terms of location, access and connectivity, stage of development, livable situation, grandeura is better product. maybe floor plans is something which may be individual preference to choose one over the other.

I want to purchase BPTP Park Grandeura in resale . Please let me know the price.

Reply: 1996 sq ft original booking with almost ready for possession can be taken in original booking for 1900 psf less discount that matches it to the original price of grandeura i.e. 1850 psf. i dont see any reasoning to pick a resale except if it is a particular location.

Completion Certificate

This is based on the RTI Data. The Builder doesnot have a Completion / Part completion certificate and the Flats have been offered for Possession .

The Builder does not have a completion certificate and is forcing posssions on customers , asking them for signing handover certificates when the services like Potable water , sewer , electricity from govt sources is not yet in place.

Reply: well that has happened in the past also and even sale deeds have happened. and people lived there for 2 years without these. omaxe rps green valley is an example. as regards the completion, i dont know on what basis you can claim the same. and if still someone has a doubt best way is to file an RTI and get status in writing. without Part completion they cannot get the sale deed registered.

1 # What are the exact society charges . Is it monthly or annually. 2 # What are the electricity charges. 3# back up electricity charges are included in society charges or xTra.

Update on BPTP Park Grandeura. I visited naharpar area yesterday and noticed that nearly 12-15 families have shifted to the location and few more are planning to shift.So some positive news I suppose.
