| Last week I visited to RPS office and collected new booklet of RPS Savana. As per that, there are some addition and reduction. Due to addition of the above schools, earlier calim of having 85% open area and 15% concrete does not holds good and also the same has not mentioned in the new booklet. The addition of 5 school will create security threat for society members and also for the children. How come RPS sale plot to school and divert from his commitment which they promished in the begining. Its a huge change in the master plan which is not at all exceptable. |
Reply: leave aside RPS schools/colleges have always been there in that area all over and would be in the vicnity of some or the other project. Vidya Sanskar, Modern DPS, Satyug Darshan, Dental college, IMT etc. There is a sai mandir just next to ozone, omaxe heights and bptp princess park. So if you feel so insecure the entire area should be insecure. All these are infact a part of any big township or sector and form a part of community provisions. Any addition is not done in the existing group housing license but on new land and if RPS would not have done it, it would have been perfectly legal if some other organisation have done it and it is better situation if same developer controls it. since it is seperate permission and license, one cannot even make or show it as a part of original masterplan, because that is always different from the original part. being adjoining is a coincidence and not a necessity.

| I am having two units is RPS savana ( 2+1 , 3 Bedroom). The company management is saying that they will start giving possession of 2, 2+1 units dec 2010 Onwards and not sure of 3 and above bedroom flats . I have taken units for end use only. With the pace with which construction is going, it seems very tough . Further no dates given for 3 bedroom unit . This is coupled with farmers agitation on sector rodas, no external development should I exit out. RPS though very good in customer service , is not able to meet the deadlines for construction completion |
Reply: RPS is on an existing Kheri Road, so it can be usable (too an extent) once they give possession and families move in. Even if they give possession by march or so, it should be fine, because most families shift prefer shifting from Apr-June, because of change of school, summer vacations etc, so that studies dont get disturbed.

Kindly let me know as when is the actual time of possession for all RPS Savanah flats(specially 2+1 ones). Also let me know the exact status/news about the external development and Sectoral development of Neharpar. |

| As per your calculation and understanding, when do you think that RPS Savana would offer it's first set of possession. In view of lift, water supply, electricity supply, fire fighting, EWS, shops, club, parking, etc. etc. I mean when I would be able to shift. I guess RPS might start with T8. |
Reply: They should be able to do it by early 2011. their claims were 2010 end, i still hope they would stick to their date.

Reply: not handling piyush. You can consider 3bh in pmaxe heights and bptp which would go beyond 30 or alternatively 2bh+s in RPS Savana which may just be around 30.

Penalty clause

| Hi Jeetu, One of my office colleague, who also owns a unit in RPS savana told me that RPS is not paying any penalty to him despite of the delay in offering possession. It has been over 40 months from the date of buyer’s agreement. My guess is that I will also end up in his situation in next few months. I understand the buyer’s agreement may have specific clauses but still wanted your suggestions on following:
Rs 5 /sq. feet/month penalty is applicable and starts from 37th month?
Do builders like RPS generally offer this compensation on their own or like everything else consumers will have to run after it?
What is your suggestion if builder does not pay or delay the penalty? |
Reply: It was not easy in the first go, but most customers were able to get penalty clause to be honoured by OMAXE-RPS for GREEN VALLEY. let the actual time come, it is best to touch this subject then.
