Omaxe Heights
Thanks for your reply nd i just want to clear u that i am an end user nd looking forward to move at the time of possession but the infrastructure of tht area is too bad till now. And i think this area will not suitable for living till 2015 (minimum).Builders are planning to give possession by year end but no external development is there in this scenario i think end users have nothing in their hands.


Reply: Even on as is to where is basis it is not that bad as you sound. let them offer possession, let us talk 6 months later then, as to how many families would shift.

Have read a few comments and your responses to them, must say you are doing a very precious job of informing the general public. something that the developer should have done you are doing and that too with utter honesty. would love to meet you in person sometime. Now my question, I have been informed by the company that they will give possession of this project by year end...do you think that the company will get the required completion certificate from the authority in this state of construction. Is this a ploy of the developer to just extract more money out of its customers?

Reply: Thanks for the comments. in present form company can only expect part completion of some towers only and not of the entire project. it is a routine practice, that has been there in other projects as well, including BPTP grandeura.

sir, as you know BPTP HAS LAUNCHED"PARK ARENAin sector 80 @ Rs.2450/=PER sq.ft., Don't you think the premium prices will shoot up on old bookings, 1 is like OMAXE HIGHTS, as the premium for the last 1 year on it is at a stagnation point. Need your valuable comments on that.

Reply: The price for the project is high because of location advantage. and if it should affect premiums on existing projects it should do so for all and not just omaxe heights, including their projects like bptp princess park or granedura. Actual possession, Occupancy levels, external infrastructure are things which could actually drive prices. except if the nexus gets into jacking up prices of flats like it has been done for plots.

Is there any income tax rule which states that the income tax benefits can only be availed if the flat is ready for possession within 36 months of payment of loan amount to the developer by the bank , because if that's true than most of us who have taken home loan, will be losing a substantial sum which otherwise we would have saved on account of this delay by omaxe.

Reply: i would have to cross check. tax benefits are applicable only post possession but for this 36 months time i need to check.

Please tell me the status of Oscar Tower 6th floor in Omaxe heights, faridabad project. We have mailed them and called them so many times. Either they dont bother to reply back or they dont give the correct information. Can anybody tell us when are they planning to give possession and what is the current status of construction now.

Reply: tentative possession dates have changed so many times, that it is no point giving a projection. waiting for it to actually happen is the only thing one can do.

SIR, I WOULD LIKE TO KNOW THE SCENARIO OF PREMIUM ON 3 BEDROOM FLAT IN OMAXE HIGHTS, AFTER THE POSSESSION.AS I WAS READING IN A NEWS PAPER THAT STATE GOVT. IS STARTING WORKING ON ROADS AND ALL THAT, SHOULD I HOLD THE FLAT FOR SOME TIME OR SHOULD I DISPOSE IT OFF ,NEED YOUR ADVICE.

Reply: the infrastructure may take another 3 years or so. if you can be that patient enough hold on, if you can be an enduser hold on, else no harm exitting.

I am an enduser buyer of 2 bhk flat in Omaxe Height , 86. Can u tell me when, I can expect possession of 2 bhk flat.

Reply: timelines have been postponed constantly. so no point dropping months. all i can say is, that it is due any time.

We r very grateful to you as you r doing remarkable job. My query is that as it seems still Govt. is not taking intrest in Nehar Paar area al all and no such work is going on. It looks very difficult that everything will be fine till 2013. One more thing flats which are nearing possession will really suffer a lot. I have flat in Omaxe heights and i think it will be quite difficult to reach thr from new BPTP flyover.

Reply: land acquistion is a tricky thing. It is better to deal it smartly and slowly. Being aggressive about it with farmers may lead to ugly situations which may adversely affect progress, as has happened in westbengal or the recent case in Aligarh. Govt looks concerned but they are going cautiously. The approach for omaxe heights currently would be old bridge instead.

I CAME TO KNOW FROM ONE OF THE DEALER THAT ABOUT TEN FAMILIES HAVE SHIFTED TO BPTP GRANDURA, PLEASE CONFIRM. IF IT IS TRUE HOW IT COULD BE WITHOUT BASIC AMINITIES. ALSO PLEASE CONFIRM HAVE OMAXE RAISED ANY DEMAND IN 3BHK OMAXE HEIGHTS TOWARDS FLOORING/ADD.CHARGES WHICH IS AROUND 2.73 LACS. THANKS AND REGARDS.

Reply: that could be the number of families going for possession and starting fitouts but not really living. amenities are there in any case. for omaxe demand i would leave it on others to respond, because it varies from tower to tower.
