possession registry delay

BPTP asking for declaration in writing from us that all the issues raised in our Legal Notice have been resolved to our satisfaction. In the absence of such declaration, registry of plot would not be done. I personally find it coercion on the part of BPTP Ltd. and asked their official to send me in writing this requirement. Till date no formal communication has been received. I believe that BPTP Ltd. deliberately delaying physical possession of our plot and conveyance deed registration despite complete outstanding payment paid in October 2012. We are constrained to initiate legal proceeding against BPTP Ltd.

Any update why physical possession and registry for Plot in S Block, Sector-75 not done by BPTP Ltd. despite complete outstanding payment made in October 2012.

H Block

i got letter from BPTP for the payment of maintenance for my plot in H block. After talking to local who visited this block, i got the impression that it is not livable. How can they ask for maintenance if plots are event not ready to take the possession? Anything could be done or simply we have to accept what BPTP is asking for for the payment. Any suggestion will be helpful for all i think.....

Best time for construction

I have a BPTP plot in X block which has been registered. Can you please suggest what would be right time to build house on that plot. I am thinking to construct three floors in which two floors will be used for renting purpose and one will be used for living.

Reply: Best time to construct should be when the block looks somewhat occupied, maybe some floors or other development in vicnity. None would like to shift in a more or less vacant block.

REGISTRY OF PLOTS

It seems no registry is being done by BPTP during last six months for Block-S, Sector-75 Parkland Faridabad. Anyone may confirm it registry done for his/her plot in S Block. There seems to be some issues even after collecting full payment/stamp duty charge, registry is being not done by BPTP.

I am owner of a plot in parkland having plot in M block pls tell me the rate of 250 sq. Yard plot and what do you think about the registry of these plots i mean how much time they can take in registry ???

Refund ELectrification Charges

BPTP is refunding the Amount they forceby extracted from the Plot Buyers against Electrification Charges . Most Buyers have already started getting letters This is a Fallout of the ongoing Case BPTP vs Plot owners association which BPTP lost

Reply: please provide case details like case number, court etc. Otherwise this reference to the case would be meaningless.

Are they mentioning any case in the letters. If not then we should refer any case and create confusion or provide case number or its judgment. else let us stick to refund of electrification charges statement without proposing theories. As a portal the onus of verifying information, is equally on us. We have not edited your submission but only asked to provide supporting.

Can ysomeone guide me how much that amount was, there are many charges under the head electrification. Roughly what amount it should be for 300 sq yds? Please.

The PARKLANDS OWNERS ASSOCITION GREATER FARIDABAD (A REGISTERED SOCEITY) has been working very hard for the last more than a year about withdrawal of the charges of 220 kv sub station and STP.We had collected lot of information through RTI and has been corresponding with DGTCP and CHIEF ADNM HUDA on a regular basis. we have proved on record to these authorities that the 220kv and other s/s and STP are part of the EXTERNAL DEVELOPMENT WORKS under the scope of HUDA and covered in the amount of EDC & EEDC collected by HUDA from us Through the builders. 1.This letter is one such confirmation that ultimately the govt will have to agree to our demand of with drawing the total amount of Rs 995/sq yd collected from the buyers .It may take some more time. 2.We at PARKLANDS OWNERS ASSOCITION GREATER FARIDABAD are committed to get this reversed. 3.We have already written a letter to chief admn HUDA dated 13/3/2013 and the letter has been posted on the face book and also at the web site of PARKLANDS OWNERS ASSOCITION GREATER FARIDABAD ,on the above subject.
Electrification Charges

All, I have received letter from BPTP for HUDA Notification related to EC. BPTP has refered Memo No. CE-I/EE(W)/CHD(E)/2013/545. But BPTP is not clearing telling anything about amount of refund. In the letter BPTP has mentioned about the type of work included in EC and trying expain to buyers that there is more work which HUDA will not do. Hence making a case for no refund or very minmum refund. Please upload above mentioned memo so that all can understand it.

That means there is so far no legal case or court order but only representations and communications.
