Location and coming excellent connectivity in the next 2-3 years when metro and sector road will be developed. This will be the hot spot as this project is very much closer to Sector 14 where today rates are very high.

I have invested in Ansal Crown Heights, Sector 80 faridabad in 3+1 BHK 2118sf.Is it advisable to keep it as a long term investment or exit after a year or so.

Reply: Go for long term. possession is more important than anything else.

Dear indiaspaces Ji, One month ago i asked for advise should i invest in Ansal Crown Height Faridabad and that time rate was approx 3300/- per sq. ft. and as advised i postponed my decision due delay in getting the possession etc. etc. Just want to share with you that the company has launched new rate of Rs. 3900/- with in one month. Can you please through some light fact are the facts and why such a significant increase. regards,

Reply: The market rates of apartments overall are rising but that is more in ready to move projects like BPTP Grandeura, Omaxe Heights. Developers are taking advantage and based on the peak resale prices of such projects they are basing their fresh sales on it. Also there is a hype of Puri coming up with a project in sec 81 in the price range of 5500-6000 psf, so all others have considered it their birth right to match prices accordingly. The real measure would be the resale prices of projects in sector 80 including ansal crown heights, bptp discovery, dhingra suburbian etc.

What is happening in Greaterfaridabad is nothing but market Correction, as it was underpriced due to many reason. Now thing are moveing in right direction but the Big Question is whether its going to remain or not? all depends on infrstructure progress of that area

Thanks for your reply. Just want to know your comments on rates launched @ Rs. 3500/- less Rs. 200 is worth buying this project and also consider that they are asking 50% payment in first year itself. If i have to hold this project at what price i should expect in next one year.

Reply: it is a much delayed project. for best realisation it has to see possession first.
