| I booked a 2 BHK flat in Puri Construction's Pratham project at the price of Rs.2,035/- per sq ft. Please advise whether I should stay in this project or switching to Dhingra's Gloria Project would be better option. |
Reply: what is the objective - investment or enduse. I am not too bullish about pratham project. In the past also it could not take off properly and was relaunched. In dhingra rather pick a resale in suburbian floors.

| I am looking for purchasing one floor may be 1st or 2nd floor only in suburban area. Can anyone please tell when the project was actually started and when the possession is likely to happen. |
Reply: project started last year and development is at advanced stage. possession expected in 2011. we would check availability and revert.

Reply: I would ask my office to revert. In dhingra it is floors and premiums vary from floor to floor. would you pls specify floor preference. we have a ground floor unit available if interested.

Reply: i spoke to the company today as well. as per them maps are approved but some documentation, agreements etc are under process with bank which is taking its time.

| I have booked a flat no (Ground floor) 04 in the suburbian floors in the califirnia country sector 80 Faridabad, being developed by Dhingra Jardine Infrastructure Pvt Ltd. At the time of booking, we were assured that the project is approved by IDBI, AXIS, PNB Housing Finance, and LIC. However, After approaching IDBI and AXIS, we have come to know that these banks are not giving loan against the said property as the project is delayed and necessary approval letters have not been submitted by the builder Dhingra Jardine. However, I have been informed by some booking agents that the loans are being reimbursed through LIC. I have made an application to LIC which is going to take some time if at all they start disbursing the loans. In the mean time I would request company to give me the necessary approval letters and if anyone has got the loan through LIC, than relevent papers to prove it so that my request for loan is processed without any problems. |
Reply: your story is no different, it is same for all customers of atleast half a dozen projects like puri vip floors, bptp park elite floors, omaxe new heights etc etc. unless new plans for this belt are recieved, this problem would persist. till banks start disbursing loans smoothly everything is hear say. relax and wait for a while more.

| I have not heard anything that this project is approved by HDFC or any other bank e.g LIC or not. I am just waiting the feedback from the people, who confirmed that the bank has disbursed the loan on this project. Can you please throw some light on this matter based on recent feedback? |
Reply: i called company today, to give me an example of a single disbusement and how many disbusements have happened so far overall. i also asked about tentative schedule by when disbursements are expected. reply is still awaited and would update once i get one.

Reply: availability is less so we dont really track it. last we checked was around a lakh odd.
