Hi All, I personally visited BPTP, Gurgaon office and was assured of Interest recalcualtion and today I received thru mail and in my case entire interest was waved off as per their letter. I am feeling temperoy relieved but afrried any time they may ask any amount. Pl be aware.

Hello Mr. Rao, I have got the same interest demand from BPTP.It would be great if you could share the grounds on which BPTP has waived off your interest. That would be really helpful for us as well.

I went and fired them!! Cool.. I have already given the Loan sanction letter before they raised the demand, and after their demand LIC did not reimburse and then I went that time to BPTP and they emailed me to apply loan thru HDFC and under their instruction I followed and amount was disbursed with in a week after NOC,PTM so that is the reason they have waved off entire interest. Today I got the statement also. My request to all of us is we fight united then we always win, we all tend not to be united so problems for everyone. Go and argue with documents,email printout etc, or their receiving of loan sacntion letter etc. then they will say that we will look and come back to you with in 7-8 days. What else? Have you guys paid the Enhanced EDC, I think we can't escape that one.

Thanks Mr. Rao for sharing your experience and thoughts. I also visited the BPTP office on 27th Jun'12 and argued on the unjustified interest charged by them. I showed them my Loan sanction letter from HDFC and told them that the delay in disbursement was due to delay at thier end. They assured me that in that case interest will be waived off and advised me to check the status after one month. I also paid the enhanced EDC demand raised by them as I believe its a govt. dues and we can't escape from it. I also asked about the tentative time of posession and they told me it would be around Mar'13. All, pls share your experience also.

Well for the enhanced EDC one will have to chase them in consumer court and it works

I have send them this mail after receiving of their huda letter. and waiting their reply. as DTCP is asking to pay instalments and we have already paid 150 per sq ft. so we shlud allowed to pay as DTCP installment schedule Dear Sir/Madam 1. This is not the detailed calculation. we have 824 units. pls send total sqft area. As its also includes nursury school and shooping area. The complex is not in 11 acres. you will charge from school owners and shops also. so send convertability of 11 acres in sq ft. then it is calculated 2. Another thing DTCP is not asking for payment of whole EDC in one shot. its demanding in instalments. 3. Also as its is unexpected increase in cost. time should be allowed and payable in installments till actual possession of the unit.

Hi Manoj, Do you have any update regarding Flat what stage it reached and BPTP also not updating construction progress. What about your interest waiver have they done and informed you or not

Dear All, Yesterday I visited the site and found progress but as per me by the time they offer possession it will will be March 2014 only, if we get before that we are lucky. BPTP stopped work and doing only Villas now a days.

Villas progress is good in the last 3-4 months, but they raised the sft area and now budget is enhanced to 1cr it seems becasue of 4-5 flrs. My Tower A basic structure and brick work completed 1 year ago yet there is no progress now. same might hapen with Villa too after attaing some progress they may slow down,I am not scaring you viks but that is the way BPTP works.Bure Phase Tere Pass(BPTP) I dont see the possession in 2013 even if they complete they will keep us waiting for the occupation certificate registarion for another 1.5 to 2 years as experience by Princess park and park grandeura

Hi to all, I visited the construction site about a month back and there is a lot of work in progress, as I read a comment given by a gentleman that the house would be available for possession from Jun 2014 I think he is spot on as there is still a lot of work left (Landscaping+brickwork+boundary wall) etc. I would like to ask in this group as to what are the structures coming up at the entrance of the society? The ones which currently host the site office which look like a duplex house?

M Block Construction status

visited the site on 19th Jan 2013. The plaster work and the tiles of the flat in tower M except the bedrooms have been completed. The grills of the balconies and the stair case have been fitted. Windows and doors fitted. Bathroom and kitchen fittings yet to be completed.

I have visited the site on 25th Jan 2013 and found that A-D blocks internal plaster complete, external about to start. G,F blocks they have raised to G+11 and that is the reason of delay. Looks like it will take June 2014 to get possession. Some lucky guys like P,M,N blocks may get by end of this year. But for rest June 2014.

I do not understand when some body comments ready for posession, what do you mean. it is not painted, lifts not installed, no flooring work done, the security not ready, no lighting work done, no stp, no fire fighting work completed- without which any builder can not even apply for occupancy certificate then when he received then builder offer possession to us.

i initially received a letter demanding 71,000. But on submitting all documents of timely paymen it was reduced to 556. finally after giving further communication and seeking explanation for Rs.556 BPTP waived off that to nil

Interest demand Again

Again, I have received the Interest demand letter from BPTP. Earlier, when I got this letter and visited BPTP Gurgaon office they assured me that this will be waived off as I had submitted my home loan agreement in advance. But, now they sent me the interest demand for the same amount again. Last week I visited the BPTP office again and raised my query. As expected, they took my request and told me that they have forwarded my query to the auditors and if the same is found ok, my interest would be waived off. Lets hope to get some +ve feedback this time. I am not able to visit the Park Elite premium construction site in Faridabad , so won't be able to comment anything on the construction status. My flat is in Tower F....is there anyone who is able to comment on the construction status of the same?

I have a recieved a full and final demand letter for interest payment of 275000 on 27 sept to be paid in 5 days .On visiting the office they recalculated and reduced it to 67000 on the basis of some confusing and doubtful calculation inspite of submitting the santion letter on 27Nov 2009 .I had to pay the interest as BPTP threaned tocancle the said unit .It seems we are now totally helpless and slowly being crushed into the injustice meted out by BPTP. Can anyone help and guide

I also rec letter and replied and they recalculated and give minor waiver . i submitted the saction letter with agreement and they took after that . will sending them again mail. as redards posession they said it will start in Ist qtr of 2013. as below their reply Greetings of the day! In reference to your trailing mail, we understand your apprehensions as you are waiting since a long time for the interest re calculations. However, please be assured we are in the process of reevaluating the delayed payment interest for the said unit considering the bank loan case. Please note as the calculations are done manually in order to consider the bank loan benefits hence is a time consuming process. We would request you to kindly bear with us till the time process is complete. With regards to the possession, please be informed that we shall be able to initiate offering possession in the project Park Elite Premium by 1st quarter of 2013 tentatively post receipt of occupancy certificate from the competent authority. We ourselves shall keep you posted with the updates on the above accordingly
