construction update
Do you have any update on the progress of the construction at Jaypee Wishtown Klassic? I have sent numerous mails to Jaypee itself asking for a progress update but recieved no reply on the same.


Reply: Sorry we are not having fresh updates. we can still request others on the forum to share something if they have been to site recently.

Notes:

  1. The Basic Prices are for the indicated Super Area and do not include any of the charges mentioned above.
  2. Maintenance charges/Deposits shall be payable by the allottee separately as follows :-
    a.   The one time Interest Free Maintenance Deposit @ Rs. 100.00 per sq. ft. of Super Area shall be payable before handing over possession of the premises to the allottee.
    b.   Maintenance charges for the first year shall be payable in advance at the time of offer of possession @Rs. 1.50 psf per month.
  3. Areas are indicative only.
  4. Additional basement storage (optional) @ Rs.2000 psf payable at the time of offer of possession.
  5. All Plans and layouts are subject to change at the sole discretion of the Company or Statutory Authorities.
  6. Exact Super Area of apartment shall be calculated at the time of offer of possession of the apartment as constructed. Increased / decreased area shall be charged proportionately as per the allotment terms.
  7. The Super Area means the covered area of the demised premises inclusive of the area under the periphery walls, area under columns and walls within the demised premises, half of the area of the wall common with the other premises adjoining the demised premises, total area of the balconies and terraces, cupboards, plumbing / electric shafts of the demised premises and proportionate share of the common areas like common lobbies, lifts, common service shafts, staircases, machine room, mumty, electric sub station and other services and other common areas etc.
  8. The other terms and conditions shall be as per the Application Form, Standard Terms and Conditions and the Provisional Allotment Letter of the Company.
  9. The prices are subject to revision / withdrawal at any time without notice at the sole discretion of the Company.
  10. Government Taxes as applicable from time to time shall be payable by the allottee in addition to the sale price as stated above.
  11. Administrative Charges for transfer of allotment would be @ Rs.50 per sq ft & transfer would be allowed only after 30% of the payment has been received from the allottee (subject to change, as per the company policy).

I have booked a unit in Jaypee Kosmos in the month of October, 2009 and already paid 95 per cent. Please inform when r they going the possession. Whether will they give in time or delay? If they will give late possession, will they give penalty.

Reply: please refer agreement for possession date. if they delay possession then they should be paying penalty.

Dear I booked in tower 80 in kosmos and have paid 95% of payment. Would u be able to convey the status of this tower and up to what stage construction has reached. Is there any buyer - seller agreement being executed between Jaypee Greens and its customers? If answer is yes, a copy of the agreement is requested please. Shall be grateful for your reply by return email. raman

Do you deal with projects running in Noida/Noida Extn/Express way Noida? Can you suggest any project which can be livable in next five years I am asking from end-user point of view with Budget 25L, for 2BHK Thanks.

Reply: jaypee and omaxe are only two developers in that belt we are tracking. a budget of atleast 30 odd lakhs would be required.

Project for investment

I have contacted you a while back about the plots in Omaxe Bhiwadi, but it seems like none of them are available as company starts giving the possession. Do you have anything in that project or some what similar for investment purposes? I am also looking for Jaypee Greens Kosmos, Noida and don't know how to make my mind. Company is good and reputed and they have also started the construction. Location seems fine too and it is much better than their another project in G. Noida. What do you suggest about Jaypee green kosmos project and do you have 1 2 BhK available in re-sale? I observed that Jaypee is asking for a much higher BSP rates and their additional charges are pretty high too, so do you think it could be a smart decision to go with this project? I am looking to receive some advice from you for investment. Thanks Vaibhav

Reply: by the time you made up your mind for bhiwadi, the prices shot up sharply and avaiability went low. jaypee by and large looks fine.

No EMI schemes

How do you rate these schemes in mkt which offers no EMI for 2 years once 15% BP is paid as booking amount? I've been told these are given by Banks as part of Home Loan. When are such schemes beneficial and what are the pro and cons of such schemes? Are they worth is apt is booked for investment purposes?

Reply: Such schemes have an inbuilt component of interest in that which developer pays directly to bank for the mentioned period say 2 years. so these schemes have generally higher priced units. if these appreciate still then they give better ROI, if they dont, these are difficult to exit as market units may trade lower. i see no harm if you know what you are getting into.

i recently visited jaypee kosmos.i have booked a flat in tower 58. i visited the site in july end. they have finished the piling for the said tower.

I visted the Jaypee Kosmos site on Sunday, and construction for almost all the towers have started. I think they have a 2 level parking and pillars are getting constructed. For the golf course side leveling is under process

I have been visited to kosmos site few days back...found basement almost completed for all towers and now building up pillars to put roof on that....
