You might get something on the higher floor and that too rod facing in approx. 70 Lacs. I doubt you will get park-facing/middle or lower floor in less than 75 Lacs. Also with the connectivity improving this price will rise for sure, so better grab the deal if you are really interested.

Unless it was original booking even if they issued allotment letter & builder buyer agreement to resale buyer they may have to charge circle rate. Technically it wld remain resale purchase only.

I have take the flat in the pre-launch phase from someone. When the project got launched i got the allotment letter from Omaxe for my flat in my name ,and I am the original allottee. Even then Omaxe is calculating @ new circle rate. This is bizzare, they are manupulating the HUDA laws to trouble the customer. I have spoke to them and they said they will check and come back, if they do not send me the revises letter, I am planning to approach the consumer forum.

Can you advise me regarding stamp charges in case of buying flat in pre launch.Aggrement with omaxe company is in my name.Whether it will be on booking rate or circle rate.

well it will take another couple of months as they don't have the completion certificate from the concerned authority.......another shocking news is that the circle rates have been revised once again from Rs.2100 to Rs.3000 per sq.ft.......maintenance charges @ Rs. 1.75 + 0.10 = 1.85 + service tax is applicable from 1st of April 2013......!!!!!!
