I have Booked 3BHK in Uppal on 5th Floor as end user recently but taking into account the infrastructure it seems, it will be somewhere in 2012 only or may be later (against commitment of Dec2011), If i forget as enduser, is it a good investment for future from appreciation point of view or should i try to sell it and take something close with Possesion like Omaxe or RPS

Reply: no builder can commit external infrastructure. since its current access is bad i dont see it appreciating in short run. infrastructure not expected before 2013-14. it is going to remain slow investment till then. from both purpose i.e. investment or enduse take a minimum 3 yr window. project with better current accessibility like omaxe heights, bptp princess park, rps savana etc are likely to perform better. but these would have higher upfronts. so if enduse is also in mind go for such projects.

RPS or Omaxe

Thanks for the reply, My first choice earlier was RPS and Second Was Omaxe, but the progress i was watching for last two years (since July 2008) was not upto the Mark in both these almost looked like stopped, I am not sure how is it working nowadays and When I compare the progress of Uppal It was quite interesting Infrastructure (i.e. Roads / Lights / Water etc...) I assumed as similar for all Nehar Par, but now i realise that Uppal is purely on proposed Road what is the opinion in terms of livable facilities i.e. light and water etc.. will it be available in the year 2011 or 2012 in RPS or Omaxe

i feel omaxe and rps should both see possession and livable conditions within 2011. and existing road would play a major role

Firstly I must congratulate you for this site - am really amazed and appreciate participation by all - for the comments and your responses.I had asked earlier about Uppal Jade - would again request your advise on choice between 2 projects - Uppal Jade and Pratham by Puri. Which one will be a better project - looking from an enduser prespective,(with a budget of 25 - 30 lacs, basis loan and without premium being involved in the project).Thanks a lot.

Reply: thanks for feedback. I would go for none. In puri pranayam is a good project but not with pratham really. Pratham was a project that did not take off and was scrapped at one point of time and then later when markets improved it is launched again. If i were you and entering market today, i would prefer something where connectivity and access is acceptable (as enduser) on as is to where is basis, as it stands today and not some future development. Pick a nearing completion omaxe heights, bptp princess park or rps savana instead. Projects are nearing a stage where uncertainities would be minimal and may see occupancy levels soon. And prices are not too high rather even lower than what some of fresh launches are quoted at

Want to know your opinion on the residential project in Faridabad - Uppal Jade. Will it be a good investment, what is the price and is there any discount available, till when is the possession due. Feedback on the builder and project is truly appreciated. Thanks.

Reply: developer is fine and reputed. Not really handling the project. The problem with project is connectivity on as is to where is basis. Not being on wide road presently makes it totally dependent on proposed sector roads, so if given a choice today i would rather enter a project like omaxe heights, rps savana or bptp princess park with better connectivity
