Dear Jitender, I have a 2BHK booking through you in Raheja Navodya . now they are asking for 15th installment. This time they asked to pay additional charge as service tax. Do you know what does this mean? and if it is justified?

Reply: govt of india in this union budget have introduced a service tax on all old and new underconstruction projects. So after july 2010 any payment to developer would attract a service tax component. It is mandatory and justified

Reply: the recent experiences indicates that projects reach a harvest period only when the projects become livable. Navodaya and the area would take some time

Hello Jitender, Can you please update on Raheja Navodya. What are current resale prices for 2BHK. Also what are company rates now for the same 2BHK unit.

Reply: resale market should be around 2700 psf till i last know. however it would be better to check latest offers. raheja not selling anymore rather they sold raheja sampadas at same site. we would check and revert

Could you please suggest me some 3BHK options available in Gurgaon under Rs 40 Lac (including all charges) - where its possible to do fresh booking or buy in resale (not on high premium though). I would be end user of the same and looking for buying it on home loan

I want to invest in property with a budget of approx 35 L (including loan). Could you please guide me in finalising a property in gurgaon/noida preferably? I did some research and thought of investing in Jaypee Kensington Park Apptts but have heard a lot of negative rumours about the project might get delayed for 6-7 years or the location not as good as what is shown as there are some villages that you need to cross on the way. I am ok if the project gives return in 3-4 years but I guess 7 years would be a long time and wasting the funds in hand. Please suggest

Reply: Jaypee is on a project launching spree and development track is not as fast as launching. so it would not be a bad idea to avoid it even. In gurgaon the only thing in this budget that you could pick up is raheja sampada near manesar. You may get a 3bh of around 1370 sf in that budget
