Dear Jeetu ji..kindly guide is it good option to invest in RPS palm floors ??? Will it be able to draw good premiums in future ????

Reply: Anything in neher par, which if delivered and has connectivity, and has users, should have good premiums because pricing is low vis-a-vis rest of NCR. I cannot put a time frame to above three parameters. floors are otherwise also more preferred in this region and has seen good appreciation in past also.

late fee charges

The RPS Palms builder charges interest payment on late payment and they provide just 15 days of time for the payment which include courier time, follow up with bank if have loan and assessment by bank as loan is construction linked. Almost if everyone who have a loan misses the their deadline and RPS is not ready to increase the timeline. Even they are not agreed to keep their end date for payment same and send the letter around 1 month before. My all arguments were failed and looks like that is another way of making money through interest payment which goes in Lakhs due to very high rate. Jitu ji any suggestion what the buyers can do?

Reply: Most builders are same on these issues. you should first look up as to how you can reduce your process time and get this done early. You should strongly write to developer to atleast send letters a little early. What is more worrying is not just the interest but in the fine print of builder buyer agreement most developers put a clause that the customers not paying installments on time would not be entitled for delayed possession penalty. so with this situation they are not only earning interest but also might use it as a tool to escape future delay penalty. so please take it seriously and find ways to avoid delay.

Jitu ji, is there any Law or authority under which we can get respite from late payment interest charges. I have discussed with builder and they have already told me that the penalty clause will come only in affect after 2 years. Actually I am second owner and I bought it after 1st owner completed 1 year on the under construction property. For him too the term for 2 years and for me instead of 1 year which was left...its again 2 year to claim penalty if construction delayed further.

what is agreed upon in the builder buyer agreement by a signing customer becomes binding. either someone challenges the entire agreement in the court alleging that it is one sided or accepts it without expecting any relief.

Dear Jeetu Sir..I am holding a 402 sy yard Rps Palm floor..at present location wise and premium wise it doesnt match with premiums of VIP n Park 81 floors....Do u think in future it would be able to draw huge premiums as park 81 n VIP floors are fetching???

Reply: sec 81 is an extension of sec 14, least dependent on external infrastructure abd would always serve as gateway for neher par. so the value it would command would never compare to any other part in that belt. but as a whole rps palm should appreciate as and when project sees completion and external infra is visible.

Dear Jeetu Sir I am looking for residential floor in ne har par area from end user point of view.After doing all survey there RPS palm floors goes fit in my budget and suitablity as i need at least 4 BHk to fulfill my family requirement .Local conveyence is also available till RPS gate so dependency on external infracstructure is also low here. Moreover original booking option is also available so i dont have to pay premium also. My only concern is that i m an end user and want possession as soon as possible. So can i trust RPS for timely possession as they are claming that they would handover possession of palm floors by march 13. I m aware of fact that they have delayed Savana project quite considerably and some people are even doubting the builder intention to complete the savana project. So I am in little doubt should i put money in RPS or not?? Your advice would be very helpful for me. Plz adivse Sir should i go forward for booking in RPS !!!!!!!!

Reply: As far as credibility and reputation is concerned I dont have any doubts on RPS. The possession of the project has been delayed but that is the fate of most projects in neher par. some developers have been wise to deliver few towers first, somehow rps could not plan it that way. else they would have also got some saving grace by now. I keep interacting with management, i see no issues. This is just my opinion, decision is ultimately yours.

Hii jeetu ji..Would u recommend RPS Palm Floors for investment.Would RPS deliver the project within specified time given by them.Plz share ur opinion.

Reply: as an investment seems fine. rps savana possession delay has caused some concerns, but still I don't doubt developer intentions.

I m looking for investment in neharpar area floors as they seem to be most favoured here. Checked 2 options - BPTP pride floors n RPS palm floors as both are under original booking. Plz suggest out of these which should i go for..I am a pure investor and time horizon is approx 3 yrs. Plz give ur valuable advice jeetu ji.
