Impact of agitation

Reply: There is no way to check unless we know of an ongoing legal case. Problem is mainly in this noida extn area. Still if someone can file an RTI checking on any legal cases, that would be fool proof

I have booked a flat in this project in 930 sqft. ( 2bhk) ground floor. I have taken it purely for investment and hold it for max a year. Do you have any update ragarding the project and also do you think this project will give a good value appreciation? How are the projects in Sector MU or in nearby sectors priced? What is the prospect for resale in this area?

Reply: prospects in any area are dependent on consumption pattern in the region. Greater Noida occupancy levels and consumption rate from enduser point of view are not too high presently. Else i see no reasons why developers had to reduce prices in this region while prices are improving in all other areas. It was over rated and now at reduced prices it still looks better. But you need good holding capacity for this belt. Not suited for short term speculators. People who invested in this region few years back including omaxe palm greens mu sector are still waiting for the day when they can see an at par liquidity, leave aside appreciation

Just to update, i paid the second instalment (infact third, as i paid two instalment at the time of booking) which was due on start of construction. My booking was at 1950 psqft. after getting inaugural discount of 150 sqft. The prices in this region is somewhat 2100 to 2200. Do you still think it will be difficult to find a buyer? Can you check for me what should be reasonable price for this project?

Update: Just checked from some brokers in this region that resale is going on in this project and the price is around 2100 psqft, as i have cited before. So Cheersss..... Construction started...bankers such as PNB,DB,UBI are tied up for the project..

Bad experience

1. In 2006, I booked an apartment and till now have made payment of Rs. 29,84,828/- without any delay. 2. In 2007, I got allotment 3. Even after 4 years, I am surprised to see that still not even structure of towers are ready. 4. At the time of booking the project size mentioned is 50 Acre. But Omaxe reduced the size to only 23 Acres. 5. After reducing size of the project, Omaxe added future projection making the overall project too cluttered. 6. The builder is also forcing me to sign the Builder Buyer Agreement of 50 Acre. 7. I have written several mails to them, visited their office many times. But no one listens to my request. 9. Omaxe has now come up with Orchid project in same area, where in cost of the project is further reduced

Reply: Welcome to real estate industry in India. Probably what you should consider next time is strictly a ready to move property. Most builders sail in the same boat for some project or the other. Getting the delivered project for the size and price allotted in a given span of time with acceptable delay is the most you can expect. Even 23 acres is a big enough project. focus on your project and consider the new offering as a seperate project maybe by small developer targetting different size and profile. i am not discouraging you but giving you a practical insight based on my experiences of several projects and developers
