OMAXE NEW HEIGHTS, Sector 78, Faridabad is one of the most affordable group housing in the region.

The project had all licenses and map approvals and was originally launched as Omaxe Spa Vlillage.  

Post global meltdown, around 2 years back, company decided to change sizes and relaunch a part of it as Omaxe New Heights. 

Company was unable to deposit the EDC/IDC till 2011 and was paid only in the second half of 2011 which also marked the sanctioning of building plans.

Meanwhile Haryana Govt increased the EDC / IDC to almost double, something which was not anticipated. Around this time the license of the project has also expired. Now unless the new EDC/IDC is paid to department, the license would not be renewed, sanctioned maps would not be handed over to company and no bank loans would happen.

People totally dependent on bank loans would actually have no choice then to exit the project either by way of refund or resale in open market. 

Company might subsequently sell these flats at higher prices.

It may even ask all other customers to pay increased EDC. For this INDIASPACES had suggested management, that the money should be received in a separate account specifically for EDC only.

What is the current resale rate in this project, is this project good for investment?

For 3+1 the premium is 5L plus initial discount, my friend bought a flat last month.

Today I visited Omaxe new heights site. I am really amazed to see the construction work. Empire building is built upto 6th floor and other buildings are built more that this. I am really satisfied about construction. But I am not satisfied about the location. The location of this project still not easily accessible. One has to go through bad road through the village to reach the site, I hope there will better accessibility for the project

Yes Rajneeshji, u r right. That was what my friend said. Y/day, he visited the site and was surprised to see overall developments/status. Connectivity road of Sec-77-78 are under way. I got confirmed that 850 Sq.ft.(Triumph) reached its 7th floor. I have also received Demand Notice for payment before 21th May 12.

Good to know the construction pace and hope it will continue at the same pace till the end, no wonder the premium has catapulted in last one month. As far as roads are concerned, the situation will drastically improve once all sector and dividing roads are complete.

I feel we should actively follow-up with Omaxe on ONH construction and not wait for original promised time frame(36 months from start of construction - Jan 2010) to get over. I believe Omaxe is spending it's energy in completing Omaxe Heights rather New Heights. Views and suggestions are welcome.

New Circle rate

Hello Jituji, Huda has increased circle rates in Neharpar this year for flats to Rs2300/sft and for Plots to Rs15000/syd. I would like to know that these rate are applicable for this year's transaction and also for flat purchased in resale in 2008. If you can share HUDA's document that will help. Does it make any difference if someone has purchased in resale or original allottee? please help

Reply: you would have to check huda site. The circle rate is applicable on the day of sale deed registration. It would be booking price for original buyer and circle rate for resale buyers.

Hello All, After being bugged by numerous calls by property dealers in last couple of weeks, I thought of checking the underlying reason. I called couple of them posing as a buyer and to my shock the picture which I got from them was totally different to what they painted when they called me early last week. 1) Better than many other builders. 2) Very near to commercial sector - 79 3) Very close to Master road. 4) Best Carpet to super built-up area ratio 5) Best project in the price range. 6) etc The premium which they offered me was almost 25 - 35% more than what they offered me when they called me to check if I would be interested in selling my unit. I am sure the 25- 35% would be pocketed by them. So anybody willing to sell their units please ensure that you get your initial Omaxe and Dealer discounts(if applicable) as well in addition to the ongoing premium. As per the latest info, Omaxe is selling remaining flats at a BSP of ~31.5L + other charges(parking etc) I am deliberately holding myself back and not sharing premium amount on this forum.

ONH Sales Call

Hello ONH flat owners, I am not sure if other ONH owners have been getting calls from property dealers of late, but I have received about 10 calls from different dealers in last 2 weeks. The latest caller offered me X amount of premium and stated that it is a golden opportunity to exit this project and invest the total amount in another project which I can get at a lesser premium and would appreciate more than ONH. To my surprise the another project was from a small builder and was launched in 2008. The only point I would like to make here is to be careful in dealing with the dealers. As there are not many transactions happening, so dealers are trying their best to coax people in selling their existing flat for a new one so that they can make some money at our cost. Hi Rajesh me too getting calls and and from dealers in that area that please sell your property in onh.they have some hidden agenda to get flats in low rates and later on they can actly make money as the onh is very competatively priced and you notfind any property in these rates in the entire neharpar area. This is my opinion may be others differs

Hi Anil and Rajesh, This seems to be the case. The property dealers definitely have some hidden motive behind this. The premium amount being quoted is increasing day by day. When I bought the flat I was told the best part to be the proximity to commercial sector - 79. Now these dealers are telling stories that being near to a commercial sector will be a disadvantage and will result in traffic congestion and disturbance. Thanks - Amit
