i have booked a two bedroom flat in Zion group's stonecrop apartment in sector 78 in year 2006 since its has passed six years but still it looks they will take two or three years more to complete the project wheater i will get any penalty from the developer as it is written in the agreement

The penalty clause should be affected as per terms and conditions of the agreement. normally developers adjust it in future payments.

Have you calculated how much penalty charges would you get since 2006? Would they give interest on the money they are holding? But if you don't give installment they will charge you 18% per month. No company would be able to give you so much of penalty. It is better to ask to give penalty charges from now only. If not, you should move consumer court, which is very fast and decision can come within 3-4 months. Decision is yours

individually the matter would start from district forum but if filed collectively the penalty clause can be challenged in state or national commission. the lesser the number of stages, faster would be the process.

Today i have come across a pamphlet of SAI GREENS, Tigaon Road, Faridabad marketed by SDS developers. It has been mentioned that plots of sizes 50,100,200 sq.yd. are availabe at the rates of 6500/6800 rupees per sq.yd. at 12 easy instalments/24 easy instalments respectively.I m eager to know whether this project has been recently launched or these are on resale.Also how good it is to invest money in this project?What is the track record of the company?Whether this area is approved or unapproved?whether all the clearances have been obtained by the company from various govt. departments?Pls suggest and oblige.

Never heard of the developer. i doubt they have a plotting license else when no plot in area is less than 24-25k psy why would a legal project sell at one fourth price. check thorougly and demand a copy of dtcp license.

Hi Jittuji, For last 7-8 month ,im following blogs and comment progress of neharpar. i read lot about omaxe height progress. Could you pls help me with ur observation for the progress in terms of prospects and devlopment of Sai apartment1 ,which is in close proximity of omaxe height ?

the project also look more or ready though we have never really tracked it. location is similar to omaxe so prospects should also be similar. let us wait for the possession and residents version.

Can you discuss or post something about the Pal Gardens in sector 89. I understand that Pal has not delivered a single project and may not be in the category of established builders, still as an investor with them, I am curious to know about that property and the trend it follows.

please appreciate as a portal it is difficult for us to track and update every project. We are forum and the content has to be driven by users. if allottees of the project start posting their updates - demand letters, site visit reports etc, we have no problems. rather if posts are more we can create a blog for the project etc.

i do understand the limitations. i would like to get your point of view regarding the property by pal. the construction is going on at a steady pace with the investor's intervention. what are the long term possibilities considering that we get possession of the apartment within a year or so. will this be at par with other builders' project? in terms of capital gain.

I am interested in NBCC Heights (National Building Construction Company) coming up in sector 89, Gurgaon with promise of no cost escalation and 2014 as delivery year. Are u aware of any completed residential project delivered by NBCC regarding its timeliness and quality of construction. should I invest in it?
