I had booked a flat in Jaypee Green Pavilion Height4 in 2009.After booking amount, I received the first demand notice as per the construction progress.The second demand notice was sent by Jaypee through courier but I didn't receive it.I came to know about this notice when I got the third demand notice.Jaypee customer care didn't send any e-mail regarding the second demand notice neither they called or sent any reminder.I paid the total money together for the second and third demand notice except for the interest part applicable for the delay payment of second demand notice.. Jaypee penalized me for the missed second demand notice for the interest part 18 %. When I requested them to waive off the interest part as I didn't receive the demand notice they didn't send any remider or e-mail or call .They told the date was there in the construction schedule. I told I was expecting demand notice as received for the first payment. Jaypee does not have any proof that I had received the demand notice. Also courier company POD says company seal and sign. They don't any record of receiving the demand letter by me. Please let me know how to proceed in this matter. Please reply back urgently. Should I pay the Penaltyamounting to 90K? Anybody who had experienced similar problem or booked in same project, please send your views. Regards, Gupta36a

Reply: Looks interesting. as much as i know it also comes with no EMI scheme. that could improve the attractiveness of the project. however i would like to study project in detail before giving final comment

Delays in Pavilion Heights

Dear Jeetendra, I have invested in Jaypee's Pavilion Heights more than a year back. I came to know that there is no progress in these projects. I saw their website and see Jaypee launching a new project every week. Are they not sensible enough to realize that their old customers are getting penalized due to lack of focus. In India, is there any way to bring them back on track legally. Errr... i know legal system in India is in more pathetic stage. Sorry,,, I understood their is no way. We are trapped.

Reply: i agree with you and the speed with which they are launching and not taking care of previous projects as much to the expectation of their customers is not a healthy sign. we have ourselves decided not to post any fresh projects on our website announced by them. though is still feel no need to feel trapped, timing may be a concern, but safety of money should not be a problem

Shall I keep Jaypee Golf facing 2 BR or Exit? that was booked at exceptional price for investment

Dear Sir, I booked a Golf facing 2 BR, 1200 sq ft, at Jaypee Greens last year at Rs 4850, free car park offer, 5% discount last year. Total cost of unit will be Rs 60 lakhs to me in 3 years. This is purely for investment with initial edge of free car park and 5% discount. I have an end user buyer who is ready to buy unit at my cost price (ir he will get free car park worth Rs 4 lakhs, 5% discount etc). Means he is getting about Rs 8 lakhs in discounts from me. Do you recommend keeping the unit OR exit to end user? In best and worst cases, what sort of price do you predict for 2 BR in 3 years? Positive side is that even regular completed projects (without golf) are over Rs 5K psf on Expy Way; so Jaypee has lot of upside. Down side is expected salary cuts/demand reduction in premium segment due to Obamas tax proposal on outsourcing. Thanks, Ramesh

Reply: jaypee itself affecting its own prices by coming up with a stripped version called Klassic at lower prices. For an investor that has hampered potetial. An enduser may still be satisfied with specs, location, view, neighbourhood etc. For which one should wait till possession. I doubt you may get a decent exit and if you do investors should not lose it

Hi Jeetendra, Has Jaypee revised the rates of their Noida Sec-128 Jaypee Greens property? Last quote I have for Pavilion Heights-4, 3 BR, 1675 Sq feet was of 5300 psf with final cost working out to be approx 1.10 crores. Also, how do you compare this property with Jaypees Wish town Klassic (which is a little further up the expressway, without the golf course but one gets a duplex 4 BR with servant quarter 2200 sq feet at 3300 psf. This works out to be cheaper than the PH4 in Jaypee greens)? Thanks.

Reply: i have not been tracking pavilion heights for a while becoz of poor demand at our end. i believe pavilion heights has better views and specs. more for people who fall in love with it and want to own it as an enduser. while wishtown klassic is a sensible buy, it may even work out as an investment

How is this project? They seem to be giving free gifts etc, is there anything wrong with the project

Reply: high priced suited for a select segment. Limited liquidity. Normally recommended for enduse only and not as investment
