Greater Faridabad - Challenges  Ahead

Newly developed or Under Development Sector 70-90 in Faridabad is often referred to as Neher Par (there are actually two adjacent canals i.e. Gurgaon Canal and Agra Canal.  A modern terminology for the area is GREATER FARIDABAD.

Following are some of the Challenges -

1. Delay in possession of projects by almost every builder (projects launched as early as 2005)

2. Lack of Development of External Infrastructure by Govt Authorities (expected not earlier than 2013-14)

3. Farmers continue to protest over acquistions and this may cause further delays (if nothing else)

4. Govt has increased EDC/IDC in the region and it is costing almost double to investors (than the original one).

5. Developers are increasing super area in most cases at the time of possession thereby increase in cost.

6. Over Booking and Non allotment by some developers.

7. Some Developers compelling investors to cancel unit, or take reallotment.

8. Burdened the customer with service tax on payments after july 2010 (Delayed Possession)

9.  Developers also silent on Delay Penalty and finding excuses to avoid them. Resale Units worst affected.

10. Consumer groups are fighting for the issues but their negative propaganda hampering commercial values

Anyone know about the outcome of the Punjab and Haryana high court hearing on May against the EDC/IDC increase by HUDA for NeharPar projects in Faridabad,Haryana ?

EDC matter

I have received one demand letter from my developer(Dhingra Jardine)for my flat at Suburbian Floor to pay the increased amount of (EDC) to him as per the govt. notification. what is the status of the issue. plz confirm.

Reply: as of now there is no court stay on increase of Edc.

HUDA waives retrospective interest on enhanced EDC. What is the impact on Park Elite Floor?????????

Reply: It is better to dwell over it once there is a formal notification or there is something in writing. The waiver (if it happens) is important and a welcome move, but it is not huge enough to bring any impact on the market. It is a waiver on interest only, the increased edc still remains.

High Court hearing

Hello, Does anyone know about the outcome of the Punjab and Haryana high court hearing on Mar 6,2012 against the EDC/IDC increase by HUDA for NeharPar projects in Faridabad,Haryana ?

Reply: next hearing in May. People who are not paying their demands in the wait of a judgement might have to face interest liabilities or others as provided in builder buyer agreement. Either there should be a stay from court or one has to really think seriously. Such cases can take time. I am fighting some other case against HUDA in High Court. It has been 5 years now. And now also instead of Justice giving the judgement, he has sent it to a higher bench.

WHO IS THE END USER?

I DON'T KNOW WHO IS THE END USERS OF THESE PROJECTS. EVERY PROPERTY IS SO HIGH VALUE THAT A MIDDLE CLASS PERSON COULD NOT AFFORD IT. ONLY THE INVESTORS AND PROPERTY DEALERS ARE THE ACTUAL PLAYERS. ARE THESE DEVELOPERS SERIOUS ABOUT THE FUTURE OF THESE PROJECTS BY WAY OF PROVISION OF WATER, ELECTRICITY ETC. TO ALL THESE FLATS OR IT WILL END UP LIKE GURGAON WHERE LONG HOURS OF POWER CUT AND WATER SHORTAGE IS THE NORM.

There is news about communication between HUDA and DTCP regarding waiving off retrospective intereste on Enhanced EDC. Hope same will be sent to all builders very soon. It will defintely lesser the burden on consumer.

as far as endusers are concerned, wherever possession is offered people are rushing to shift e.g. omaxe heights, grandeura which havemore than hundred family living now. so these are very much end user properties. as far as the expensive statement, at a bsp of 2000-2500, please help us find a ready to move property any where in ncr. you talk about amenities, it is understandable, but please dont divert the issue into a debatable direction. i still feel that neher par is underpriced. ask those service class who have put a down payment and taken bank loan for last 6 years. many of them wont be able to recover the interest.

At last dctp blinks.. Its a direct saving of rs 25-30 psf for flat owner and Rs 300/- for plot owners.

Please let it be verified first. else people would start quoting it to developers or hold demands, and it might not create confusion. let there be a formal declaration etc.

EDC Update

The case was to be heard on6th March, 2012in Chandigarh about the stopage of enhanced EDC for the flats in Greater Faridabad. What is the status, keeping in view the news in Navbharat Times Faridabad that Haryana Corroboration has awarded tender of 600 cr to a co. When the work is likely to start.

Jituji, wondering if there is any progress for making sector roads. last month, tendors were out for same. any progress after that like award of contract or starting of actual work.

Hello Few days back i went to Neharpar area. The road from bridge to Omaxe height via Modern DPS is pathetic. It seems the right side area (opposite MDPS) is the dumping ground of all Faridabad. Is it taken care in master road plan, OR in future also the area will be like that only.Pls reply

Reply: once sector roads will be in place, the usage of these roads would not be much required.
