Hi, would appreciate your views on the prospects of the Emarald Floor in Gurgaon for an investment. Are the prices competitive? The credibility of the company in honouring the excution of projects etc.

I am intrested in booking a 1895 sqft for investment purpose. what discount is on the offer. Also PLC amount is not clear. I plan to finence max through loan. At what stage loan can be senctioned. Also I need your advice on the project as investment purpose with bank finencing

Reply: discount would be communicated personally to you. PLC is min 400 psf though most offerings are min 600+. bank financing likely by next pmt. plc chart is now on our website. you can check details form home pg.

Would you consider this to be a good investment? How soon is Sector 76 likely to develop? What other investments in Gurgaon would be better, in the same price range?

Reply: i am not too bullish bcoz if high plc and high wastage smaller bedrooms. uppals canary residency looks more interesting

Dear guptaji. What is your opinion about new emmar launch The Meadows in sec 76, Gurgaon. Will you rate this as a investment project ? Are you dealing with this booking? please let me know asap

Reply: i am handling it. But not too pleased with the project. Room sizes very small and apparently high wastage. Also it is like misleading people with low bsp of 2300 odd and then pushing a PLC of as high as 650+ which looks more or less mandatory. First DLF started it and now emaar is doing it. 30 percent PLC looks crazy to me. Recommended strictly for those who could blindly follow emaar brand name. I would have been happy if they would have fixed a BSP of 3000 psf and given better sizes than going in for gimmicks. That is my honest opinion. We are associated with them and can get the booking done

I had earlier booked a 3BHK in VATIKA project at Sec 82 Gurgaon. I am not very sure of progrgress of the project. Pls advice can I exit. Also recently EMMAR has lanched a new project at Sec 76 I like their layout and site plan much better. Can I book Emmar and exit Vatika now or in next 6 Month time. Pls advice.
