Seem like many buyers are getting demand of interest on delayed payment. Has anyone paid that till now? I would like to ask Jitendra ji if there is anything we can do about it.

Reply: The only things that can work in such cases - first correspond, meet and puruse, if that still does not work issue a legal notice, asking for a written reply. Dialogue is always better than litigation.

I also got demand of interest on delayed payment.I have e-mailed to them waiting for reply.jitendra ji tell us what to do now.Also i have a senction letter from lic 2009 will this help in my case delay was from there side not from my sidde.

last 5 yrs experience with bptp says, it is better to bang head on the wall then xpect something out of them. still i always suggest this course of action - write, talk, meet and in worst case legal notice and if required action.

Further to your interest query we would like to inform you that we are in receipt of the sanction letter and we would consider the same while doing final calculation of interest. The considerations would be made as per the eligibility. We shall keep you posted once the re-verification is complete

Service tax on EDC

BPTP has taken service tax on EDC , but have promised to adjust the same amount against final payment. As per government notification Service tax is fully exempt on EDC and IDC

Reply: I believe that is applicable on parking also.

LETTER FROM BPTP - 'Greetings of the day! In reference to your trailing mail, we would like to update you that we have applied for the occupancy certificate to the Competent Authority. The Physical Possession would be initiated once we receive the occupancy certificate from the competent Authority for the respective tower. Most likely the possession shall be initiated for Tower A/B by the 3rd quarter of 2012 only after receiving the Occupancy Certificate. Further, we would like to inform you that the enhanced EDC is part of the offer of possession demand. Please be informed that the calculations have been changed towards the enhanced EDC in the entire Faridabad. The calculations of Enhanced EDC would be revised in the said project also and would be incorporated in the demand of the offer of possession accordingly. Therefore we humbly request you to kindly bear with us for till such time. We assure you that your association with BPTP is valuable to us and we appreciate your cooperation.'

i ahve flat F405.They are got OC 28th dec11.but they are not provide possession letter for us.every thime new comment since march12. march last,then april first week,them May ist week.

It is good to know that EDC prices have been revised DOWNWARDS. Another good news is that no service tax will be charged on EDC and car parking

EDC revised downwards? When was this done? Any court orders? How much has it been revised down as I have already oaid the enhanced EDC requirement way back in November. Thanks, Sanjeev

I had sent a mail to BPTP for the payment sms received lately and following is what their reply is...Greetings for the day! This is with reference to your below mail, We do understand your concern. However, we would like to update you that the enhanced EDC is part of the offer of possession demand. We were in process to send the offer of possession demands in the 1st week of March only. Due to revision of enhanced EDC it is again put on hold. Please be informed that the calculations have been changed towards the enhanced EDC in the entire Faridabad. The calculations of Enhanced EDC would be revised in the said project also and would be incorporated in the demand of the offer of possession accordingly. We shall not be able to share the exact date for offering possession. However, the same is expected by 4th week of May 2012. We regret the delay caused. Further, please find attached herewith the calculation for delayed payment interest for the said unit. I fail to understand the disconnect between your understanding and people sitting at your customer care desk. A) customer care numbers are not accessible most of the times. B) when they are accessible, they do not have any clue what they are taking. I had a discussion with some Akshat or Akshay on this subject the day I send my last mail on 20th Apr'12 regarding the payment. He clearly says that I got that sms by mistake and can ignore this and now your mail is suggesting something else. As per your calculation sheet, I made first payment on 7th May'06 and today is 30th Apr'12, almost 6 years and still the wait is going on. On top of that you are asking me to make the payment towards late payment ? Why did you not ask for the late payment charges in the year or month I delayed it and what did you wait for so long to report the late payment ? Check the installment demand on 27th Nov'06, are you saying that you asked for Rs. 2,42,649.00 and I made payment in parts ? Similar thing happened in May'07. Why would I do that ? Do you really thinking that I would contact HDFC (my financier for flat) for Rs. 2.42 lakhs and they would give me a DD of Rs. 1.50 lakhs ? It is because I have got the payment in parts and got in touch with bank for both the payments separately. Please understand that you people are sitting on my Rs. 25,69,269.00 and have I ask for the interest so far on it ? Do you have any idea how much I have paid towards the interest of this amount in last few years ? Please tell me exact date of possession and not fake promises that you would get a letter in 2 weeks and 4 weeks or 4th week (read all the mails attached below and full of your fake promises) and also let me know how much amount I would be getting towards delay possession from BPTP ? I have very little hope that something will happen.

Same is the case with me. My father retired last year. 6 years ago we booked flat thinking we shall reside in that.we are still homeless. nobody in real sector understands the pain.

Shailendra. I also got the same sms asking for payment of rs15500. I never got any mail or letter of the same. When I asked customer care about this, they said its interest on delayed payment. According to interest sheet, charges were upto Sep,2011 and I have Dec,2011 account statement with no pending/balance payment. Now in recent statement Rs15500 is shown as pending payment. They issue demand letters and give only 15 days time. Letter reaches in 7-10 days and we get only one week to get the money from the bank. Banks take their own time. Who is responsible for the delay in such case? They have no moral right to ask for interest on payments. But again on moral has left in BPTP either.

Following is the revert I had got from BPTP upon asking me paying the late payment charges. I think, Jitendra is right we are banging our heads on a wall. But the problem is if at all we would like to take it up with BPTP authorities. Nothing would work if we approach them as a single person. Whereas, if we form a team. That might work. For that I would request Jitendra to help us out in sharing details of people suffering due to BPTP unethical practice towards customers Dear Jitendra, What is your suggestion? Thanks in advance ------------------------------------------------------------------------------- We regret for the inconvenience caused to you. However, we would request you to kindly refer the demand letters wherein demands have been raised as per the construction linked payment plan. Subsequently refer to the reminder letters sent on outstanding dues. We have mentioned in the same that the delayed payment interest would be applicable @15% per annum on all delayed payments received after due date. Further, we would like to inform you that we are in receipt of the sanction letter and we would consider the same while doing final calculation of interest. The considerations would be made as per the eligibility. We shall keep you posted once the re-verification is complete. Request you to kindly bear with us for some more time. With regard to possession, we would like to reiterate that the same is expected to be offered by 4th week of May 2012. We regret our inability to share the exact date for offering possession. What is important in any case is getting every communication in place first as to reason of delay charges etc. Once you establish there is a unjustified act only then it is worth representing as a group.

Friends as I discussed yesterday to bptp customer care in respect of possession of my flat in Tower D, they said most probably bptp will offer the possession letter in May 1st week and I also discussed the same with marketing excutive of bptp sitting at sector 81 of BPTP Office, he also confirmed that bptp will offer possession in the 1st week of may. He said due to some govt clearance was pending thats why it was delayed now everything has settled possession will be offered soon.

In a reply to Shailendra, BPTP has already said May 2012. I am in this project since 2006. I was told end 2009 as possesion date and for 3 years I am hearing these commitments. Earlier Horizon of people for development of this area was 2010 and now it is 2014.This is also optimistic. I happened to visit Delhi last week. Only place in NCR where bad road existed was in Neharpaar and Kalindikunj Bypass from Noida. Infact things have gone from bad to worse.
