dear jeetu ji yes u r right it is a bit costlier but in my view some of the advantages are -cluster park concept as given on their advertisement photo -money will be taken slowly -ROI will be more -near to commercial sector 79 n 81 -overall floor concept is still the choice by many due to fear of earthquake,height phobia and efforts in high rise flats.other wise if one does not bother abt these then dhingra jardin is the best bet as on date

Reply: Okay with most points except ROI. The cost is already too high. It is going to be slow investment. And seeing the bptp lack of confidence in not giving allotments, it means approvals would also be a long story. It is the same location which was once proposed for DD city

BPTP has tied up with HDFC bank to offer very attractive finance deals to their customers for their new purchases of houses. This deal is offering home loans at 5.99% p.a, but this offer is valid only till 31st of December 2011.

Dear Jituji, I would like to draw your attention to the recently launched Parkland Pride floor. It is quite confusing that how come they are offering so much space with floors constructed on 190, 250 and 350 yard plots if you compare with BPTP Park Elite Floors. If you check Park Elite floors in 180 yard flats, its built up area is 876 sq ft while in Park pride 190 yard it is 1050 sq feet; in 250 it is 1203 sq ft while in Park Pride 1365 and 300 it is 1418 while in Park Pride 350 it is 1750 sq feet. And if you see floor plan, it looks Park Pride 250 has more space than Park Elite 300 yard floor. Wherefrom BPTP has got so much space from the almost same floor area offered to BPTP Park Elite people ? And look at the price, isn't it exorbitant? How will you justify the price compare to BPTP Park Elite Floors? Where price of flats in Neharpar area is being led to by BPTP? Shall be grateful to have your esteemed view on this

Reply: as much as i could understand the increase in area is nothing but increase in areas of the balconies. so it is possible. if you compare average rates of plots in parklands when park elite was launched and plot rates now, there is a difference which is reflective in new floors as well. factors that should be considered in new cost - increased plot prices, ongoing premiums, increase in area of plot by 5 percent, increase in construction area by 20 percent. Also this would be a gated complex. in fresh offerings builders normally add the cost of running interest as well if someone buys an old project (e.g park elite floors in this case) bcoz resale would have a higher upfront.

park land pride development is on full swing. roads are now visible the area was big this will boost the prices of park floors 1, 2 and era devine floors the service road is on place u can easily go to the site of parkland pride .this group housing is biggest in area hope that bptp will develop this area in time ones layout plan is available the situation of floors and parks will clear. KLJ greens la vista and platinum plus will also attract people. I visited the site on 26/07/11

i had booked a 190 yard top floor recently for investment purpose. I think it is one of the dreamed project as it is not a high rise and gives all facility of park, roads, gym, club etc. GATED security will give excellent returns. after the constr of roads by 2013 all location in neharpar should attract same interest

It is the most expensive floor in neher par so far. Compare with elite floors, dhingra, bptp park floors or rps palms. The location of sector not too great, atleast till infrastructure comes. Inspite of highest price, no ready allottment in terms of location and floor. Going by past record of bptp, in the absence of approvals - allotment, location, funding, possession remain big question marks. Bptp park floors and dhingra should also be gated complex. As an investor i dont see much into it - neither location (like park 81) nor price (like park elite) advantage. It suits only those who cannot go for resale of existing projects and need a deferred plan

Reply: sorry not handling. We found it overpriced in respect to location, size. Actually resale of park elite works better if upfront is not an issue

parkland pride the bsp 0f 250 sq yard GF 1365 sf 55.55L, FF 49.55L, SF 45.30L it means the total cost of plot and construction is around 1.5 crore if u less the construction cost which is about 40 lacs the cost of plot in sector 77 is around 1.1 crore or minimum 40000 as per company but if u go to neharpar phase 3 u can easily get plots in 21000 to 25000 per sq yard. my means that the rates of neharpar are still in reach as compaired to other place in ncr. u can say that the resale price of parkland phase1 (where 70% devlopment is done the rates are still under priced)thanks for this plateform for neharpar invester and end user

Reply: The total area of construction that is being talked about is around 4200 sf which at a cost of 1200 psf would cost around 50 lakhs for development. the developer also keeps a provision of min 6-8 percent for cost of advt, publicity, marketing expenses and promotion because it is a fresh sales. and that is what customer gets back partly as dealer discount, so deduct another 10-12 lakhs. then in case of fresh offering say 2-3 yrs you have to add the cost of funds to it based on down pmt and deferred pmt as resale plot is all down payment and 100 percent upfront and here payment is in installments. scope of appreciation is definitely there. but more than anything it would depend on external infrastructure and population density of the region

Which sector?

Hi Jitendra, 1. These floors are coming up in which sector? I couldn't locate it in on indiapsaces or bptp website. 2. For this project, allottment is going to be upfront (we'll get to know the exact floor at Booking time) or It'll be done later, the way it was done for Elite Floors?

Reply: sec 77. Allotment would be by draw but they claim that floor preference would be respected
