BPTP Parkland Faridabad

I book a flat in Parkland faridabad, a project by BPTP. I have paid complete price of the flat as per original agreement and demand letter raised by BPTP. Last year BPTP demanded Rs 5lakh extra as increased EDC charges which I had to pay. This year again they are demanding Rs 1lakh as EDC charges. As per agreement posession was suppose to be in April 2012 which is far from reality. Can you please advise, if it is worth to hold back property or sell it.

Reply: prospects - development of sector roads, increasing occupancy levels of apartment complexes like grandeura, omaxe heights etc, work on metro for faridabad started. risks - mismanagement like cancellation or change in plots (wherever affected), dampening global economy especially europe, rupee fall which could overall affect market. combined impact, it should float, but if you have alternate investment options, no harm booking profit and picking something afresh.

Reply: in faridabad a minimum plot of 250 sq yd would cost around 80 lakhs. Haryana as such is too big and spread out.

Reply: budget is low. Effective budget required would be around 80 lakhs for a 250 sq yd plot.

Hi Jitender, I've got a letter from BPTP asking for a huge interest (70K) ever since I booked the plot (Jan 06) till today. The interest is for the some of delayed payments made to them. The interest is charged @ 18% compoundedly. The payment delay has been for 4 installments and the delay is 2 months, 15 days, 1 month and 1.5 months. Some the delay was due the delay of the papers provided by BPTP to process the home loan. They have not handed over the possession for last 6 years. What about that? Any delay panelity that BPTP should own? What do I do?

BPTP Plot Possession

Pl. go through Plot Buyer Agreement with you. There is fixed date mentioned for plot possession. It is withing 24 months of approval for the entire colony (Parkland project) from the competent authority. When BPTP offer plot possession God knows. There is no penalty clause on builder but there are many on customer. I had also booked plot in 2006 for end use purpose and status remains the same. There customer care service is really poor and I have not seen any major improvement in last six years. Even now my emails/telephone calls are still occasionally answered at their will. recently, BPTP has sent me email saying that late possession panalty will be adjust at the time of actual possession as per the clause 22.3 of agreement. here everyone is suffering for development. pregress is very slow and not upto the mark. Looks BPTP is not interesed to spend money. i will suggest eveyone,you should fight for completing the work and do not take possession until bptp complete development work of plot/block/sector.

Plot Problems

Jitenderji, I was allotted a plot in Jan 2007 in G block but after the last map was released, the plot is not there on the map. What is the remedy for this. After continuous follow ups, company is not ready to offer plots and asking us to wait till the new land is purchased. What is the remedy and is this happening wit other buyers as well ?

Reply: you are not the only one and this is not the only project where bptp has done this. in such cases there are always two options - Wait patiently or seek refund from developer

Hi Jeetender, I have been unable to download the allotment plan you have under the BPTP Parklands images section. I just wanted to check that my plot is still on the plan - E53 350sq yds plot. Some brokers have commented that they cannot see it on the map

L Block dispute

Hi Jeetender, I am also in the same boat and my plot in L block is not in the list. Cust svc told me that i will be assigned again. Do you have any contact number from BPTP marketing team/some manager who i can call and discuss this matter. thanks

Incidentally, if you go by personal experience of myself and many whom I know, telephone calls dont help. Emails should be done to keep matter in system. But what is required are endless visit to their gurgaon office like you do at any govt office if a matter is stuck.
