Yesterday (April 14, 2012) I visited BPTP Park Floor-II (Sector 76), 2BHK flats. They are almost ready. Problem of open drain pipes in kitchen and bathroom has also been taken care of by providing false ceiling. There is also improvement in soundings and I can see footfalls in the area. The Next (shopping Complex) has also showed some development. This is a positive development. There remain general problems of possession and basic amenities which may require time (1-2 years) and concerted efforts by Govt (HUDA) and BPTP. Overall, a promising feeling is there when you enter premise. Those who depend on blog and word of mouth should at least see scenario by their own eyes. Now, it is the time residents or their representatives sit with developers and chalk out plan for good of the Naharpar area.

One needs to visit there to get idea at ground. Virtual will not work.

Kindly anybody post the latest picture of the site . Also would like to know when is the possession given.I tried calling customer care and they shifted it to next quarter of the year. i simply dont trust their words anymore.

Hi, Any idea by when the possession will start for this project? I own a 3BHK (1414sq ft). The two 3BHk lanes are ready. I went there last week, the flats were all locked. I believe the internal work is now complete. Regards, Puneet Nayyar

Hi Prabal, My flat is in U block. I won't say that there is much progress on roads than what was 3 months back.

Hi Puneet, Any improvements in front of the blocks?? last time i went they has bought a lot of plants and kept at one place. Did u see any work which would indicate possibility of possession.

Hi Govind, When I went there last month in Park Floors 2, plantation was all done. Some landscaping was also under process. All 3 BHKs and most of the 2BHk flats are complete and locked with - Visitors Not Allowed - billboard on few towers. The kaccha rasta is also not there now. I think sector roads work has started there but I hope I am not being too optimistic here. :)

enhanced EDC

I also received the enhanced EDC letter today. Believe earlier rate of 150 per sq. ft. is for EDC and IDC. Now only EDC is increased which is mentioned in the letter to be 119 per sq. ft. No demarcation of EDC / IDC was given earlier. We now all to get together and take some action on this against BPTP.

Reply: etc enhancement has happened in all projects all developers. matter is in court for few months now. hearing due in first week of Nov. abnormal increase done by govt and developers only passing on proportionately. if you have a concern solution is in the courts and not bptp office. still, feel free to do what you feel is best for you.

EDC-IDC increase

I have heard the news that in an RTI reply, fact came out that no company has paid revised EDC to the govt. It is still with the companies, enjoying interest on money collected from investors. As the case of prejudice, companies have not submitted the EDC money collected from the buyers.
