On 20th september i recieved demand letter for construction of ground floor slab. And now within less than a month i got demand letter for construction of 3rd floor slab. Really? that fast? Is there anyway i can know the real status from someone who has seen this physically?

BPTP had put their location board just at the entrance of the township from the bptp bridge just to show that it is very near to the bridge. But i have seen in actuality that it is too far away from the bridge at least 1 km or even more from that bridge at one has to move through approach road to reach there. As per supreme court decision the seller cant charge car parking charge from the purchaser but they are still charging as evident from the buyer agreement copy sent by them though the issue has been raised by me time and again.The buyer agreement is in the form of booklet in which first page is of 50/- stamp paper and rest content are typed on simple pages so i dont understand how much it is valid and all the terms in the agreement form are pro builder.Please advise if after signing of the agreement i would be bound to pay the car parking charges though i have raise the issue with bptp customer care time and again and they have replied to see the same in the mail

Reply: i dont know about the board but at the time of launch bptp had shown location on the layout map. anyone could make out the location. even otherwise at the time of buying if you could see the board, you should have done a little extra effort to see the actual site unless someone misled you. as regards the parking issue, i am yet to see the implications of the judgement. but as of now most developers in NCR are charging parking. looks like there is no stay on them. And it would not depend whether you sign or not sign the agreement. if it comes into effect, it would be applicable on all irrespective of whether someone signs or does not sign the agreement

I have invested in BPTP Park Arena & got the pre booking @2450. But later on came to know BPTP's other projects like Granduera which are possesion ready are avialable @2250 and another project of BPTP is going to be launched in another 2 weeks... Can any body tell me in this scenario is Park Arena a good investment? what should be my time frame to hold it? There is no Loan available on it.. when should the loan start (map approval)? Should i surrender Park Arena in loss and opt for some Plot/Floor (on premium) for better returns???

Reply: arena as such is a good sector but on as is to where is basis needs a sector road just like most projects in the area. As an investor suppose you pick grandeura, the upfront would be entire amount. So the whole economics changes. Arena may take time for approvals, bank loans, connectivity and appreciation. Time frame is either possession or when the connecting road is there

Progress Park Arena

As the location of Park Arena is near to the BPTP Bridge and there is some progress regarding Arena (the Fencing work was in Progress Last week). Please confirm that is BPTP working to provide the approach road for Arena project and what's the progress of Vipul Plaza there?

Reply: ultimately the required sector roads are to be developed by govt only. Bptp may develop a temporary approach road but finally it has to be govt. only. And sorry not tracking vipul

Park Arena too expensive

H Jitu, pls tell me one thing. I do agree that this is close to the bridge and Faridabad in general, but isnt being closer to the expressway connecting noida and Gurgaon more attractive? they are not offering discount anymore, is it still worth @ 2750sqft?

Reply: at that price ansal crown is better located even on as is to where is basis. as regards other cities i find no comparision. they are two different projects

Hi Jitu. I am a bit confused. I am planning to buy a 3+1 or 4 BHK flat in Greater FBD. I have 2 options - Omaxe Heights 4 BHK and BPTP Arena 3+1 BHK. Need your opinion on which one you think in good to buy and live?

Reply: the experience of projects getting possession and infrastructure coming up has not been too comfortable in this belt, cutting across developer lines. so why not bptp grandeura 4bh, no uncertainity, location and accesibility fine. otherwise arena still looks better. also compare the floor plans. as enduser that should also be a deciding factor

How is the response to BPTP Arena.?

Reply: okay. initial units were sold immediately but after price increase pace has slowed. also with ansal crown project coming in sec 80 at better location (though higher price), some impact there. another impact was people picking up relatively cheaper dhingra suburbian floors

Would still Rate this as Highly priced .....by any standards . Even the Super Area / Carpet Area has always been an issue with all BPTP Projects ......this makes it even more expensive when compared to other options available in that area

Reply: crown ansal is also planning a launch in sec 80 and dont be surprised if prices beat even this one. Change in land prices would be a big factor in new launches

Hi Jitu, I was exploring faridabad for investment. The new launch of BPTP has disappointed me a LOT, because the price I think is too high for the location like faridabad neharpar, I think rather then investing in this project(or in Faridabad Projects) there are much better options available in Gurgaon and Manesar at the price even less then what BPTP has launched. Second thing, Faridabad nehar par area will still take 3-5 years to develop

Reply: Park Arena is very near to bridge so in a way quite near to developed sectors. while Manesar belt is much away from development. even sohna road is 4000+. Agreed, Faridabad would take 3-5 yrs, but so would this project
