BPTP Park 81 Faridabad

Construction Update

I have recieved a demand letter from BPTP for the a/m floor after around one year from last payment. and I have already paid 4 installments so far. But I am totally unaware about the location and the construction status of my flat. Can any body provide me the details. Also is there also any change in area from the original size. Thanks

I received a latest demand from BPTP for floor at Park -81 for enhanced EDC for an amount of 1,18,345/- ( Calculation give as Enhanced EDC Rs. 1291 per Square Yard X 275 Sq. Yard area X 1/3rd Share) rupees , any body got this kind of demand ?

Dear Sanjiv, As per the Builder Buyer Agreement it is mentioned that the tentative area is 1402 sq ft. and BSP rate remains the same as given at the time of booking around 2100 sq ft. If the area increases then we would need to pay 2550 rate for the increased area. You can also check they cannot charge you the increased rate for total area of 1750 sq ft it will only be applicable for the extra area given to you.

Hi i just got a demand letter for the start of construction in VL BLOCK. The area has been incresed alarmingly resulting a huge increase in the BSP.Has anyone else got the demand letter for the same then please share specially regarding the increase in the area.

Dear Mr. Arora My initial area was 1402 sq ft which has increased to 1795 sq ft and they are charging present rate for the entire 1795 sq ft. Do you also have a unit in Park 81 VL Block. Please share your experience also and have you received the demand letter for the start of construction.

Dear Sanjiv, Surprised to know that. I have a unit in AQ block, which has the same specification as yours and built up area is 1402 sq ft and 80% payment has already been made. What is the total area? Regards, Gaurav

I have paid the fourth installment in March and also received the Builder Buyer Agreemnt for VL block. The mentioned area is 1402 tentatively and all the BSP charges are the same. Can you update me on construction it started in March and again stopped for the past one month. Dont know the actual status now. Premium calls are getting higher day by day. Jeetu ji what would be the premium on second floor VL block.

As per comments of few of the freinds here in Jan-Feb 2012, the construction in VL Block had begun. What is the present staus in VL Block? Has BPTP raised any further demand on the holders in this block. Views/comments from fellow members solicited.

Can any one tell, when the possession expected for AQ1 block in Park 81. What's the status of construction?

Reply: pls check the demand letters (if raised by company) which give an idea and also check possession schedule as per builder buyer agreement.

I also have a unit in AQ block and after demanding 80% payment the construction has not progressed from the last 1 year. What I feel is that they will bring all projects to this 80% level and then start further work and offer posession together for all the units. Looks like they will atleast take a year to do so. Sooner the better...

Last Saturday I visited Park-81 and found slow progress in GL block. During visit I cm to know from few brokers that BPTP has reduced size of few floors in GL line and this is main cause for delay. However same is not an authenticate statement as no basis they have. Please share your views/information for the same.

It seems construction has begun in VL block got to know from various sources. please confirm. And also received many calls from dealers offering premium upto 10 lacs for alloted 7lacs for non alloted units of VL block - Second Floor. Can you please find out and confirm the construction status as we all need to be ready for future demands. Jeetu Ji, What should be the premium on second floor in VL block if the construction has started pls enlighten on the above. Thanks, Dinesh

Reply: premium should be in line with what is being quoted and even more once work starts, paper work complete, bank funding happens.

Jeetu Ji, Did you mention about VL block paper work complete. Can we apply for the loan in VL block as I already received the allotment letter long time back. I personally visited the site VL block and found that construction has began for few units and as per map for my unit it has started. Can you please confirm the above and update please I am waiting for your revert.

you should check directly with banks funding the project.
